Job title: Prefab Project Manager
Job location: Richardson, TX 75081
Travel: Construction projects all around Texas and some out of state. Probably traveling 2+ days/month, mostly local to Texas
Work week: Monday through Friday, working within the office setting primarily.
Salary Range: $90,000 to $120,000 + bonus opportunities based upon company profits (heavily dependent on a candidate’s background/experience)

Education / Certifications: Bachelor’s degree in Building Construction preferred but not required. Minimum H.S. Diploma/G.E.D
Required Experience: Minimum experience as an Assistant Project Manager or Project Management experience in the construction industry.
Preferred Experience: 5+ years of experience in Project Management, previous dry wall experience, experience with Revit, metal framing background

General Summary:
The Project Manager provides timely management of a project, from contract receipt through completion. They are responsible for maximizing profits and minimizing risks while maintaining ourstandard of quality, safety, and continued client satisfaction.
Duties and Responsibilities:
- Follow and uphold company policies and procedures
- Represent usin a positive and professional manner
- Work with all personnel and outside contacts to achieve company goals and satisfy clients.
- Coordinate safety issues as applicable to the project Sales & Marketing:
- Build market awareness for our services in a professional and proactive manner
- Assist clients and other important parties, with questions and/or information requests in a timely and polite manner
- Build and maintain relationships with clients
Operations
- Related to Office/Clients
- Process contracts upon receipt and confer with the estimator as required
- Review all bid documents and proposals to establish full knowledge of the project
- Attend pre-construction meetings
- Develop SOV & prepare monthly updates of SOV for monthly billing
- Provide input with GC to develop a cost-effective schedule for completion
- Anticipate problems and suggest remedies
- Administer all correspondence (RFI’s, ASI’s, Bulletins, Billing requests, etc.) with GC promptly
- Monitor job costs per the budget on an ongoing basis
- Process project close-out documents as required by GC
- Material cost coding on invoices
- Identify, create, quote, and follow thru with all change orders
- Maintain job files in an orderly fashion as per 5 file system Related to Field
- Review entire project with superintendent and project supervisor
- Layout job tasks for the project superintendent, foremen, and crew, providing guidance and answering questions as necessary to ensure accurate fulfillment of the scope of work
- Provide contract documents for use by the project superintendent and/or supervisor
- Complete and review pre-construction checklist and schedule for completion with project superintendent and supervisor
- In conjunction with the superintendent and supervisor, develop and implement procedures and systems that help reduce costs and improve efficiency
- Forward correspondence and documents to ensure the superintendent and supervisor are provided with all current information
- Provide ongoing communication with a supervisor concerning approved changes and those not approved
- Ensure the field is not performing beyond contractual obligations without binding approval from GC
- Oversee the project regarding material, labor, safety, and logistics for the project
- Address quality and customer satisfaction issues as needed
- Perform regular job inspections to ensure work is progressing according to schedule and scope of work
- Meet with clients to determine their scope and needs before preparing an estimate
- Review data to determine the material, equipment, labor, and other requirements needed to prepare an itemized estimate.
- Communicate continually with clients throughout the bidding process
- Update internal software to document estimated progress

- Compute cost factors and prepare estimates used for management purposes such as planning, organizing, scheduling work, preparing bids, pricing vendors/subcontractors, and determining cost-effectiveness
- Create a project’s manpower schedule to determine the project’s production and overtime needs
- Consult with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues
- Interface with internal stakeholders to obtain support and commitment to the cost estimates
- Organize and manage a centralized database and formal process to support cost estimating based on historical data
- Analyze completed projects to compare estimated costs to actual costs and determine reasons for discrepancies
- Provide improvement recommendations to estimating procedures to reduce future discrepancies between estimated and actual costs
- Conduct studies to identify cost trends and assist management with cost reduction and process improvement strategies
- Assist Business Development with marketing functions/events as needed
- Meet monthly with clients to gain a better understanding of the market forecast
- Attend industry activities, as needed, and professionally represent the company
Required Skills:
- College degree in Building Construction is preferred
- Strong analytical skills
- Excellent communication and people skills
- Must be punctual
- Knowledge of Revit and other construction software preferred
- Ability to read, analyze, and interpret legal, technical, mathematical, diagram, operating/maintenance instructions, and construction documents
- Ability to apply common sense and understanding to carry out written or verbal instructions
- Ability to deal with problems involving multiple variables in standardized situations
- Ability to write routine reports and correspondence
- Ability to make effective and persuasive speeches and presentations to top management, clients, and public groups
